Here is a step-by-step guide to help you through the process.
1. Create your Listing online
If you purchase the rentMyplace Online Only campaign, you will need to create your listing from scratch. You need to write a description and upload photos to your portal.
2. Field phone and Email enquiries
Your name, number and email will displayed on your advertisement on your listing on buyMyplace.com.au. This makes you the point of all contact for enquiries. It is your job to respond to these calls and emails and answer any questions the potential tenants may have. We strongly recommend ensuring you have a voicemail system set up to avoid the possibility of missing enquiries. It is important you always get back to enquirers in a prompt manner, taking your time may cost you the tenant!
3. Host open for inspections
You are also responsible for showing the enquirers through your property. You can either advertise weekly inspections online, or schedule inspections by appointment. This is up to you and the best avenue will differ depending on the property and your lifestyle. We recommend taking down names and numbers at the inspection and giving them a follow up call the following week.
4. Preparing lease agreements
You will need to prepare lease application forms, and lease agreements that comply with your state’s tenancy laws. It is important that you research this properly to ensure that the document is legally binding on all parties.
5. Complete the transaction
Once you have found the perfect tenant, it is up to you to complete the process and have the lease agreements signed.
6. Post leasing process
After the property is leased, it is up to you to conduct routine inspections, condition reports and repairs and maintenance to the property. For further information on what is required, please check out your state tenancy laws online.
