The way that pricing can be displayed on your advertisement varies from state to state. It is important to be aware of what you can display in accordance with your state regulations.
New South Wales and Victoria have the most stringent pricing rules.
Please see a summary for each state below:
New South Wales & Victoria
In New South Wales, the pricing can only be displayed in the following ways:
- A Price Guide/Range ($XXX,XXX - $YYY,YYY)
- A Flat Price ($XXX,XXX)
Or, you can have text instead of an actual number, by using the following statements:
- EOI (Expressions of Interest)
- POA (Price on Application)
- Auction
It must not be displayed as an open ended price. Such as:
- 'From $XXX,XXX'
- Offers Above $XXX,XXX
- $XXX,XXX plus'
- $'XXX,XXX+'
There must be a definitive value or range displayed, or no value at all.
It's also important to remember that if you reject a written offer from a potential buyer within your price range, you must update your listing to show the new price that you're willing to accept.
For example, if you have listed your property for $549,000 - $569,000 and you receive a written offer for $550,000 and decide not to accept it, you must update your price guide to show this, e.g. $555,000 - $575,000.
